Mixed Use Townhouse Renovation


This early 19th Century townhouse is currently occupied only on the retail ground floor, but this renovation incorporates a new duplex apartment above the ground floor and basement levels, which are being modernized to accommodate a new restaurant. The 5000 SF landmarked building is being structurally re-conceived with a steel frame to support the original masonry walls. All new mechanical, electrical and plumbing systems are being installed, including those required for the restaurant kitchen equipment. The duplex will be a spacious 3-bedroom, 3 ½ bath home rendered in a modern vocabulary within the building’s historic and fully restored 3-story brick structure. The commercial space will be acoustically isolated from the upstairs apartment. The apartment’s living spaces are a loft-like open area with a central modern kitchen. New stairs unify the building vertically, and become an internal stair inside the apartment, connecting the living and dining floors with the 3rd floor bedrooms.
