This site was originally a dilapidated former townhouse and the long-empty and abandoned site of its sister building. SPG Architects aided the client in dealing with formidable zoning, landmarks and building department approval processes, while creating a new three-unit apartment building that includes a duplex garden level unit for the building’s owner, and two rental units in what is essentially an all new structure. This 7400 square foot new building weaves together the neighborhood fabric, improving the appearance of the entire block, and creates a quiet refuge in the new double-wide rear garden, which is opened up to the duplex through new large window openings and a gracious and visually light staircase. The duplex has relatively high level of finishes while the rental units are designed to provide an appropriate level of return for the owner, but with plans that are both well-considered and efficient.
