UNION SQUARE MIXED-USE BUILDING

NEW YORK, NY

This building replaces what was a structurally unsound and unoccupied mixed-use building. The new occupancy includes a duplex and a triplex rental unit and a new retail space on street level. Total square footage for this building includes 7100 square feet of interior space and 900 square feet of terraces. The Landmarks Preservation Commission required that the building essentially recreate the early 20th century streetscape, but SPG Architects created a modern interior with a new penthouse that increased the building’s square footage without compromising Landmark’s demands. Given the size of the units, the ownership wanted commensurately appealing finishes but within a cost-effective budget. As such, this will provide a well-conceived and well-executed living space for the tenants, appropriate returns for the ownership, and an enhanced streetscape in a vibrant NYC neighborhood.
